Located in the southern part of Batumi, around the international airport and close to the New Boulevard, this rapidly developing district is seeing new residential complexes, commercial properties, and urban infrastructure emerge side by side. Pros: Convenient transport connections — around 10–15 minutes to central Batumi, depending on traffic, and quick access to the main roads leading towards the Turkish border. The pebble beach is within walking or short driving distance, depending on the property’s exact location. Prices are generally more accessible than in central Batumi, making the area attractive to buyers seeking a modern new-build at a lower entry point. Local markets, shopping facilities, and everyday services are also available nearby.

Cons: Aircraft noise may occasionally be audible, particularly in properties located closer to the airport. Traffic can become heavier during the summer, especially on routes leading towards the Turkish border.
