Khimshiashvili District: Authentic Seaside Living at Accessible Prices

Located between Batumi’s Old Town and New Boulevard, Khimshiashvili is a calm, well-established neighbourhood with a genuine local character. Away from the busiest tourist areas, it is known for its open-air markets, family-run cafés serving local cuisine, public schools and convenient access to everyday services.

Pros: Proximity to the sea, with the beach within walking distance from many parts of the neighbourhood; a peaceful, unhurried residential atmosphere; fresh produce at accessible prices in local markets; and generally more affordable property options than in Batumi’s premium resort districts.

Cons: Much of the area consists of older apartment buildings and private houses, with fewer modern residential developments. The choice of leisure and resort-style amenities is also more limited, as this is primarily a residential neighbourhood rather than a tourist district.
