Sea View in Batumi: What Does the Premium Cost — and Can Rent Pay It Back?

Two apartments can share a floor and area yet differ sharply in price. We compare real Batumi offers, show why this is not automatically a sea-view premium, and test what extra rent would justify it.

HomeRadar editorial illustration comparing a wide sea-facing balcony with a city-facing balcony in Batumi; conceptual scene, not a photograph of any listed project.

On the same floor, two 35 m² studios at Montemar were listed at $111,825 and $148,225, a $36,400 gap. At Next Collection, two 35.8 m² studios on the ninth floor were $72,316 and $83,056. A view can influence the asking price, but these gaps are not proof that the sea alone costs that much: orientation, building section, layout and the exact purchase package need to be confirmed.

The buyer’s useful question is not “Does it face the sea?” but “What am I paying extra for, will the view last, and how many additional rental dollars could reasonably recover the difference?” For personal use, there is another answer: the view may be worth paying for even if it never pays for itself in rent.

Why can identical-sized apartments have different prices?

A project price list is not a controlled experiment. Comparing units with the same area and floor removes two obvious sources of noise, yet it still leaves orientation, tower, balcony geometry, finish, payment terms and temporary discounts. The more dramatic the gap, the more important the missing details become.

HomeRadar recorded the following available residential units on 11 October. They are real unit-level price observations, not measured sea-view surcharges. All prices and availability must be reconfirmed before making a payment.

The Montemar pair is even in different building sections; that alone prevents a view-only interpretation. None of the three pairs has both orientations independently verified. The price difference is a starting point for questions, not a market-wide premium estimate.

A developer’s own pricing explains the mechanism

LUX Group says that Lux Home apartments face the sea, mountains, city or airport approach, and that orientation and floor jointly determine the price per square metre. Its published range runs from $1,300/m² on lower floors to $1,500/m² for upper-floor sea-facing apartments. The project is scheduled for handover in 2030.

For a hypothetical 40 m² apartment, the endpoints would be $52,000 and $60,000: $8,000 apart. That is a transparent illustration of a floor-and-aspect price schedule, not an $8,000 isolated sea-view premium, and it is not an offer for a particular 40 m² unit. Actual availability, finish and terms must be checked with the developer.

Can higher nightly rent pay back the extra price?

Here is a deliberately simple sensitivity test, not a forecast for any project. Suppose a sea-facing unit earns extra revenue on 150 occupied nights a year and 75% of that incremental revenue remains after variable operating costs. Ignore financing, the time value of money, resale differences and taxes that depend on the owner. Over ten operating years, the following additional nightly rates would be needed to recover the stated purchase gap:

Extra purchase priceAdditional income / yearExtra room rate on 150 nights

$800

$7.11 / night

$15,000

For example, the $8,000 difference in the 40 m² illustration requires about $7.11 more per sold night under these assumptions. A shorter rental season, higher management fees or several years waiting for completion all worsen the payback. A view might also improve occupancy, but that effect must be proven with comparable operating data, not guessed.

Four real projects — four very different view decisions

Lux Home

The clearest published floor-and-orientation pricing logic in this sample. Useful for asking for an aspect-coded offer and comparing the same layout vertically. Planned completion in 2030 means no current rental income from the unfinished unit.

Montemar

A Gonio resort complex with several building sections and a managed-rental proposition. The 35 m² example demonstrates why the building and service contract matter as much as the balcony picture. HomeRadar lists delivery in 2028; ask whether individual buildings have different handover milestones.

Next Collection

A coastal development near the Botanical Garden, with sea-facing and mountain-facing offers in the developer’s selection tools. HomeRadar lists 2027 while the developer’s public materials mention June 2028: seek the contractual handover date for the exact block, then compare two written offers by view and finish.

Batumi View

A completed seafront complex. Unlike an off-plan purchase, the actual window and balcony view can be inspected today. However, a second-hand apartment’s repair condition, floor, ownership documents and management costs can explain as much of the price as the sea.

How to check whether that panorama will survive

Ask for the apartment number, floor, facade direction and signed plan, not a general building render. For a finished property, stand at the window and balcony; photograph the view at eye level, in daylight, without a wide-angle lens. For an unfinished building, request a view simulation tied to the actual unit and compare it with permitted neighbouring development, rather than treating a sales visual as a legal guarantee.

A first-line address does not mean an uninterrupted sea view from every floor. Another tower, an adjacent plot, a deep balcony or even the building’s own wing may limit the horizon. Confirm that the contract actually identifies the advertised unit and that any view promise, if material to the purchase, appears in enforceable written terms.

The buyer’s choice: lifestyle premium or investment premium?

For a household living by the coast, a clear view may improve daylight, comfort and daily enjoyment; its personal value need not be converted into a rental percentage. Check sun exposure, wind, privacy and whether the balcony remains practical in Batumi’s wet months.

For an investor, the premium must be weighed against a higher upfront budget, later income if construction is unfinished, operating charges, nightly rate and possible resale demand. HomeRadar’s project rental estimates are scenario-level comparisons, not evidence that a specific balcony earns a certain amount more than the apartment next door.

A sensible request to a developer or through HomeRadar is for two currently available units in the same building, as close as possible in area, floor, finish and payment terms, but with different verified orientations. Calculate the total acquisition budget for each and ask for actual comparable bookings before treating the view as an investment.

Frequently asked questions

How much is the sea-view premium in Batumi?

There is no credible single percentage for every project. The observed gaps above combine more factors than a view; even Lux Home’s published $1,300–$1,500/m² range combines floor and aspect.

Is the top floor automatically worth more?

No. It may offer a broader panorama, but heat, wind, lift dependency, roof construction and maintenance can affect comfort and resale.

Can I trust a CGI image of a sea view?

Only as an illustration. Ask for the named unit’s orientation, floor plan and a verifiable view demonstration, with written guarantees if the view is fundamental to the decision.

Will a sea view always increase rental income?

No. The nightly rate and occupancy depend on the whole property, season, reviews and management. Demand proof should come from comparable actual bookings.

When does rental payback begin in a building under construction?

Only after the home is handed over, legally usable and ready for guests. The years spent waiting are not operating rental years.

Should I pick a city-facing flat to save money?

Often worth testing. A better floor plan, lower price and stronger year-round convenience can outweigh a distant sea strip, especially for permanent living.
