Batumi new builds in October 2026: why apartment availability rose despite sold listings

HomeRadar compared two October snapshots of developer listings. The results show why a higher available count does not necessarily mean weaker buyer activity.

Batumi new builds in October 2026: why apartment availability rose despite sold listings

In HomeRadar’s catalogue observations dated 11 and 28 October 2026, the number of available entries across a sample of 41 developments and 13 developers rose from 3,573 to 3,598 — an increase of 25, or approximately 0.7%. At the same time, 58 previously tracked entries moved from available, booked or locked to sold. Both can be true: the visible stock changes when reservations are made, restrictions are lifted, entries return to sale or new listings are added.

The findings concern observed changes in developers’ primary listings in Batumi and nearby resort locations, not a count of registered property transactions. Catalogue entries may refer to specific apartments, standard layout types, parking spaces or commercial premises. The figure of 3,598 therefore refers to available catalogue entries, not a verified inventory of individual apartments.

Why did available inventory increase?

Several flows took place at once. Of the entries initially available, 14 switched to sold, 27 to booked and 29 to locked. Meanwhile, 88 previously unavailable entries returned to available, and seven new IDs entered the catalogue as available. Taken together, those movements produced a net increase of 25 entries.

Of the 58 known entries that ended up marked sold, 14 had been available, 23 booked and 21 locked at the earlier snapshot. A sold label is a catalogue status rather than independent proof of a completed contract. Another 35 newly added IDs already carried a sold status; their earlier history is unknown, so they cannot be counted as fresh sales within October.

What sold, booked and locked mean to a buyer

Available means an entry is publicly offered. Booked usually signals a reservation, not necessarily a closed purchase. Locked indicates restricted availability, but the catalogue does not establish why the restriction exists. Sold means the source has marked an entry as sold; it does not by itself verify a signed or registered transaction.

Returns can happen as well. In these October observations, 55 entries moved from locked to available, 28 from booked to available and five from sold to available. These changes may reflect renewed marketing, corrected data or a revised status. They should not automatically be described as cancelled sales.

Gate by Artex and Strada: more availability can coexist with movement

At Gate by Artex, the available count increased from 292 to 295 even though two initially available apartments switched to sold. Five unavailable entries reappeared as available. A net rise of three does not mean nothing happened at the development.

At Strada, availability rose from 97 to 108. Yet 18 previously booked and three locked entries moved to sold, while 12 available listings became locked and 23 returned to available. The starting and ending inventory figures alone would conceal most of this activity.

Wyndham Residence Batumi: interpreting a small starting inventory

At Wyndham Residence Batumi, availability fell from 21 to 14. Four initially available apartments were marked sold and three became locked. That is a meaningful change relative to a small starting count, but it does not establish seven completed sales or support a forecast of when the development will sell out.

Oval versus Cube: the same starting figure, different outcomes

Oval and Cube each began with 62 available entries. By the later snapshot their counts were 54 and 56. Oval recorded one available-to-sold change and seven bookings. Cube recorded seven bookings and one return to available, without a direct available-to-sold transition. Similar falls in inventory can have very different explanations.

Tonino Lamborghini Tower: the effect of returning entries

Availability at Tonino Lamborghini Tower rose from 134 to 173, largely because 46 entries returned to available. No initially available entry moved directly to sold. This does not prove weaker demand or a major release of new apartments; a listing’s status and its underlying identity must be assessed separately.

What buyers should check before choosing a new-build apartment

When comparing prices across dates, make sure you are looking at the same apartment: check its apartment or listing ID, floor area and specification. Ask the developer to confirm the live price and availability of the actual apartment. If an apartment is marked booked or locked, ask the developer what that status means. It is also worth checking how recently each developer’s inventory was updated; a page fetched in October may contain older source information.

Within this sample, 26 developments had a non-zero available count at the later October snapshot, while 15 showed zero. A zero count does not, by itself, prove a complete sell-out. Missing updates, temporary publication decisions or gaps in source coverage can also produce that result.

Frequently asked questions about new-build sales in Batumi

How many apartments actually sold in October 2026?

The observations do not establish the number of legally completed sales. Fifty-eight previously tracked catalogue entries became marked sold, but signed contracts and land-registry transfers were not independently verified.

Why did available listings increase while some were marked sold?

Eighty-eight entries returned to available and seven newly added IDs were available. That outweighed 14 available-to-sold changes, 27 reservations and 29 locks.

Can a falling available count identify the most liquid development?

No. Inventory changes are shaped by reservations, temporary restrictions and catalogue updates as well as sales. These observations do not measure how quickly an existing owner could resell an apartment.
