Apartments for Living in Batumi: Comfort, Family Amenities, Transport and Prices
Ten completed residential projects compared for everyday comfort, family amenities, mobility and price. Distinguish real apartment offers from resale-only and unverified listings.

Sea Home Batumi has the highest living assessment in this selection at 96/100. Yet for a family moving now, an available apartment with the right number of rooms matters more than a standout score. A completed Bagrationi Residence one-bedroom unit is advertised at $60,200 for 43 sq.m; Guru Status lists a 27.9 sq.m studio for $51,615. Those are different lifestyles despite a relatively modest price gap.
According to HomeRadar’s living analysis, a building’s overall comfort, family amenities and daily mobility need not move together. We compare ten completed developments, separating identifiable apartments from prices that need verification and buildings where developer sales have ended. This is a guide to living in Batumi, not a rental-yield contest.
Ten completed developments compared for day-to-day life
Living Score, infrastructure and mobility are measured on a 0–100 scale. The mobility indicator is an assessment of practical connections, not a bus-route count or a validated commute time. Unless stated as a specific unit offer, the price is an indicative HomeRadar purchase benchmark.

Daily infrastructure and mobility, 0–100
Which completed projects offer a practical starting point?
Bagrationi Residence, 131a Petre Bagrationi Street, provides one of the clearest purchase decisions. HomeRadar lists three identifiable plans: 35 sq.m studio at $49,000, 43 sq.m one-bedroom at $60,200 and 85 sq.m two-bedroom at $119,000. A family should evaluate the separate bedroom, room for work and storage, rather than use the lowest studio price as its budget. The Living Score is 88/100 and mobility 75/100. The building is completed, while some living evidence remains under review.
Guru Status, 85 Angisa Street, is also completed. A specific fifth-floor studio, number 518, is listed at 27.9 sq.m for $51,615, with other compact choices. Its courtyard, pool and parking may help daily comfort; however, buyers must check which facilities are operational, owners’ service charges and whether any separate bedroom is actually included. With a Living Score of 83/100, it suits a solo buyer or couple more readily than a large family.
Sea Home Batumi, 5b Lech and Maria Kaczynski Street, leads this selection at 96/100. The completed project describes a children’s pool, common leisure areas and units from 42 to 90 sq.m. HomeRadar also lists nearby school and park access; families should walk the actual route from their entrance. The $62,000 purchase benchmark is informative, but no publicly listed unit-by-unit availability is supplied in the project profile.
Batumi View, White House and Lux Tower expand the completed shortlist. Batumi View scores 86/100 and offers a coastal setting and children’s amenities; White House scores 85/100 and also lists family facilities; Lux Tower scores 86/100. For all three, request a current unit-specific price, finish specification and move-in condition. The public lowest starting price and the model’s purchase benchmark may describe different apartments.
Why the highest score is not necessarily the best family address
Dar Tower scores 90/100 overall and 95/100 on mobility in the Heroes Alley area. However, its information coverage is 73%, further validation remains pending, and no current direct-from-developer offer is established. A resale decision needs unit inspection, ownership documents, operating costs and a real noise check.
Sea Home has a much higher overall score but a mobility assessment of 55/100. Both can be true: strong buildings and family facilities do not automatically mean the fastest everyday connections. Bagrationi Residence scores 75/100 on mobility. For parents with a school run or regular commute, the actual weekday route may matter more than another swimming pool or reception area.
A playground is not equivalent to an accessible school place. Verify school catchment and admissions, the nearest safe pedestrian crossing, pavements, transit stops, lighting and winter heating. Ask about road noise, aircraft noise where relevant, lift capacity and service charges. These ordinary details determine year-round livability.
Highly rated completed buildings where developer sales have ended
Next White scores 92/100 and Next Apartments 87/100, but HomeRadar marks both sold out. This does not make them less suitable to live in. Completed buildings allow buyers to inspect common areas and speak with owners. Their reference prices of $56,644 and $41,000, however, are not verified resale offers.
Dar Tower should also be considered unit by unit rather than as an abstract project. In the resale market, apartments differ in floor, size, sunlight, renovation, view, title and recurring charges. A modelled typical unit price cannot replace the seller’s written offer.
Arcon Batumi Residence has 84/100 for living, 81/100 for infrastructure and 85/100 for mobility. Nevertheless, earlier public sources have not aligned fully on completion, and HomeRadar flags its living evidence for review with 73% coverage. Confirm the building’s handover documentation and the exact apartment before treating it as a ready alternative.
Should a buyer wait for a cheaper new building?
Buyers who do not need to move immediately can compare the ready stock with Next Address (Living Score 84/100, indicative completion Q4 2028) and Next Magnolia (84/100, also targeting 2028). Neither offers the same near-term certainty as a completed apartment.
Next Address scores 85/100 for mobility, higher than several completed coastal buildings, but a buyer cannot yet test the full operation of the planned shared facilities. Next Magnolia has a lower modelled purchase benchmark, yet waiting time, preparation needs and possible changes in delivery affect the actual move-in decision.
Which project fits your household?
Family moving soon. Begin with Bagrationi Residence’s 43 sq.m one-bedroom if that size works, or evaluate the 85 sq.m two-bedroom for separate rooms. Ask for current larger-unit offers in Sea Home and Batumi View. Do not compare a studio’s “from” price with a family apartment.
Solo buyer or couple. Guru Status has an identifiable compact unit in a completed building. Verify the furniture and heating specification, recurring charges and actual use of common facilities.
No car and frequent city trips. Investigate addresses around Heroes Alley, including Dar Tower and Arcon, but only with a confirmed resale offer or verified handover. A high mobility score is a screening tool, not a route test.
Longer time horizon. Next Address and Next Magnolia are future living choices. Verify which building and completion date a contract covers, together with legal title, buyer protections and any penalties for delay.
The final viewing and paperwork checklist
Before payment, obtain the unit’s cadastral reference and public-registry extract, evidence of the building’s completion, a dimensioned floor plan and a detailed finish specification. Test lifts, winter heating, ventilation, acoustic privacy and signs of water leaks. Ask for documented monthly building-management costs.
Walk to the school, supermarket, pharmacy and transit stop rather than judging distance on a promotional map. Test your real weekday journey at commuting hours. Check which children’s and sports areas are common property, which amenities require payment and whether the building rules allow full-time occupation. If a school is listed as part of the project offer, verify that it actually exists and accepts the relevant age group.
HomeRadar’s living and investment models are tools for building a shortlist, not substitutes for a physical viewing and legal checks. The right home is the one where the specific apartment works for the household’s space needs, routine and predictable total budget.
Frequently asked buyer questions
Which Batumi development has the highest Living Score?
Sea Home Batumi scores 96/100 among these ten completed developments. That is a structured assessment, not a guarantee of an available or superior individual apartment.
Is a Guru Status studio or a Bagrationi one-bedroom better for a family?
A separate bedroom is usually more practical with a child. Bagrationi lists a 43 sq.m one-bedroom for $60,200; Guru Status lists a 27.9 sq.m studio at $51,615.
Can I still buy Next White directly from the developer?
HomeRadar marks Next White sold out. Any resale price, apartment condition and legal title need a separate check.
Does a high mobility score mean a school is nearby?
No. The metric reflects broader daily connections. School places, safe routes, crossing conditions and walking time require verification.
Why might project-page prices differ from this comparison?
The table uses a dated analysis benchmark. A developer’s starting price, a specific available unit and a ready-to-use total budget may all be different.
Do I need a car around New Boulevard?
That depends on your daily route. Sea Home scores 55/100 for mobility while Bagrationi scores 75/100. Test journeys to your actual school or workplace.
Can I move into Next Address or Next Magnolia now?
No. Both are under development with indicative 2028 completion dates. Move-in depends on actual completion and the specific building.
When should this article be refreshed?
