Metropol connects to HomeRadar: real-time prices, exclusive offers and analytics

HomeRadar starts cooperation with Metropol: real-time prices, exclusive conditions and analytics for Oval, The Parallel and Cube in Invest and Living modes.

HomeRadar starts cooperation with Metropol. After the connection, prices and availability across the developer’s projects are updated in HomeRadar in real time, while platform users gain access to special prices, discounts and other conditions provided by Metropol for the HomeRadar audience.

Current exclusive offers will be collected in the Exclusives section. New prices, discounts and special conditions can also be followed through HomeRadar social channels.

HomeRadar analytics remains a separate layer: developer data is used as current offer information, while projects continue to be evaluated and compared under the same platform methodology.

At the time of connection, HomeRadar lists Oval, The Parallel and Cube.

Both Invest and HomeRadar Living are available for every project. Prices, apartment availability, sales status and analytical indicators change as data is updated.

What the connection changes

The main change for the user is fresher source data.

A primary-market apartment price can change faster than an analytical card, marketing material or third-party catalog can be updated. The Metropol connection lets HomeRadar receive price and availability changes in real time and reflect them in project data faster.

This also matters for analytics. When the entry price changes, calculated yield and other indicators for a specific offer can change as well.

The second part of the cooperation is special conditions for HomeRadar users. Metropol can provide the platform with exclusive prices, discounts and offers that differ from standard public terms.

These offers can be limited by time or by specific apartment availability, so current terms should always be checked directly in HomeRadar. New offers can also be followed through the platform’s social channels.

HomeRadar normalizes information across different projects into one comparable format. Users can compare price, calculated yield, ADR, occupancy, liquidity, capital appreciation potential and other available indicators.

For buyers considering a property for their own residence, HomeRadar Living is used. It additionally considers infrastructure, location, building characteristics, management, parking, child amenities and other everyday-living factors.

Metropol at the time of connection

At the time of preparation, HomeRadar does not yet publish a developer rating for Metropol.

There is not yet enough verified evidence on project completion history and track record for a public AI assessment. The rating will appear after HomeRadar accumulates a sufficient volume of verified information.

At the same time, three Metropol projects are already represented in the HomeRadar analytical system and can be compared with each other in Invest and Living modes.

Portfolio composition, project status and apartment availability can change as data is updated.

One brand, different results

Projects from the same developer can differ materially in their investment scenario.

At the time of preparation, the calculated net yield of Metropol projects in the HomeRadar investment model was approximately in the 5% to 10% range.

In the current model snapshot, The Parallel, Oval and Cube show different investment profiles despite sharing the same developer brand.

The result depends on more than the developer. Entry price, exact location, calculated ADR, occupancy, competing supply, liquidity and other project-level parameters all matter.

HomeRadar therefore evaluates each project separately.

After real-time price integration, analytics receives another important update source: a change in the price of a specific apartment can flow into the calculations faster.

Differences also remain in Living. Even projects from the same developer can differ in infrastructure, building characteristics, management, parking and other parameters important for permanent residence.

What comes from Metropol and what HomeRadar calculates

Within the cooperation, Metropol provides current information about its projects, including price changes, apartment availability and special offers for HomeRadar users.

HomeRadar normalizes these inputs and uses them together with other verified sources in its own models.

The developer’s commercial terms become part of the current offer, but they do not determine the analytical assessment of a project.

Editorial note

Cooperation with Metropol does not determine the developer rating, final project scores or HomeRadar editorial conclusions.

The developer rating will be published after a sufficient volume of verified information has been accumulated. Calculated yield and other indicators can change as the model is updated.

Prices, discounts and exclusive offers can also change in real time and depend on the availability of specific units.
