Guru Holding Batumi: Guru Residence vs Guru Status vs Guru Subtropical — Which Should You Buy?

Three Guru Holding developments, three buying strategies. Compare actual apartment offers, handover status, rental scenarios, comfort and ownership risks.

HomeRadar editorial comparison of Guru Residence, Guru Status and Guru Subtropical, using the original brand logo and pale blue, turquoise and green visual identity.

Guru Holding offers three very different choices near Batumi. Guru Residence is an operating building whose developer sales have ended. Guru Status is completed and still has identifiable apartment offers. Guru Subtropical is an unfinished coastal-hillside development in the Gonio–Kvariati area, with an indicative Q2 2029 handover. HomeRadar’s living assessments are 85, 83 and 70 out of 100 respectively — but a score alone does not tell a buyer which apartment to purchase.

The real decision is about timing and the specific unit. Can you buy and use it now? How much capital will it tie up? When would any rental income begin? A particularly important detail: Subtropical’s lowest advertised $40,147 unit is on level −1, not a typical above-ground sea-view apartment.

These are not three interchangeable beach flats. Residence and Status sit in urban Batumi around Angisa and New Boulevard. Subtropical is south of the city in a greener Gonio–Kvariati setting. The first two are urban ownership choices; the third is better understood as a future lifestyle and seasonal-use property.

Guru Residence: an operating building, but developer sales are over

Guru Residence stands at 8 Angisa Second Lane. Guru Holding’s own project page says the building was commissioned in 2018 and marks the project sold out. It features a pool, parking, lobby and management services. A buyer can avoid a construction wait, but must assess any resale unit individually rather than treating a historic “from” price as live developer inventory.

HomeRadar retains a reference price from $42,000. Its investment analysis uses a $47,000 purchase benchmark and includes further spending needed to prepare the unit. The model assumes $41 per booked night and 48% annual occupancy, yielding roughly $5,028 after modelled operating costs, or about 7.7% a year on the full assumed budget. None of this establishes the actual booking history of a particular resale apartment.

Residence makes sense if a finished property near the coast matters more than new-build sales terms. Check the apartment’s condition, actual building charges, furnishings and management agreement before comparing it with a new unit.

Guru Status: a completed tower with specific units to choose from

Guru Status is at 85 Angisa Street. HomeRadar describes a finished 29-storey tower with a landscaped courtyard of around 3,000 sq.m, pool, gym and spa areas, parking and concierge services. Ask which amenities are operating, whether they are included and what owners pay for them.

There is a concrete listing on HomeRadar: studio 518, 27.9 sq.m on floor 5, advertised for $51,615 when checked. The official Guru Status page also lists studios and larger apartments, including white-frame units. The finish condition matters at least as much as the quoted price per square metre.

Under HomeRadar’s rental analysis, Guru Status uses $44 per occupied night and 48% occupancy. The resulting projection is about $5,396 in annual net rent and 7.8% net yield after the modelled purchase and preparation costs. Among these three projects it offers the clearest starting point for a buyer who wants to select a real apartment without waiting for a new complex to be completed.

Guru Subtropical: a different lifestyle and a longer wait

Guru Subtropical is under construction at Sarpi 7th Street in the Gonio–Kvariati area. The developer describes low-rise buildings, lush landscaping, outdoor pool, gym, spa, restaurants, relaxation zones and a shuttle to the beach. HomeRadar gives Q2 2029 as the indicative completion date. Until delivered, those facilities are plans rather than proven services.

The project mixes studios, one- and two-bedroom homes and larger property formats. The lowest unit shown in the 12 October catalogue is studio 90: 21.13 sq.m for $40,147. It is on floor −1. That matters greatly: it is not comparable with a conventional above-ground apartment. A buyer should establish the actual floor level, windows, natural light, legal use and available services before treating that number as a useful purchase benchmark.

A preliminary HomeRadar rental scenario for this project uses $59 per occupied night and 38% projected annual occupancy. It works out to approximately $5,728 in annual net rental income after completion, with a model yield close to 9.9%. This is neither operating rental history nor a general return for every apartment. The assumed low-priced level −1 unit makes comparison with standard upper-floor homes especially sensitive to the selected purchase price.

The strongest reason to consider Subtropical is not immediate income. It is the appeal of a greener, lower-rise home that may suit personal holidays and longer-term ownership, provided the purchaser can accept completion risk and a different daily connection to Batumi.

Rental income: the higher nightly rate does not settle the decision

Annual rental estimates from HomeRadar investment analysis, after modelled expenses.

Residence and Status both use 48% occupancy in the model, and Status is modestly ahead because its nightly assumption is $44 rather than $41. Subtropical has a higher nightly rate but fewer booked nights and cannot start generating rental income before delivery. The net-yield percentage must always be read alongside the actual apartment price, fit-out condition and management costs.

Which project is more comfortable for everyday life?

HomeRadar Living assessments; data coverage differs.

HomeRadar Living gives Residence 85/100, Status 83/100 and Subtropical 70/100. The underlying information coverage is 62%, 100% and 58% respectively. A two-point advantage for Residence is therefore not a verified finding that residents there have a better experience. It is a structured comparison with different levels of certainty.

Residence is a sensible option for a ready coastal apartment. Status may suit buyers who value specific available layouts and urban convenience. Subtropical is more convincing for seasonal stays in a quieter natural setting than for someone commuting into central Batumi every day.

What does Guru Holding’s developer record tell you?

HomeRadar identifies Guru Holding as active in Georgia since 2014. The company’s website reports three completed projects and more than 1,000 delivered apartments. Those are company-reported portfolio figures, not substitutes for unit-specific legal checks. A developer rating is likewise not a guarantee of either handover or rental performance.

Guru Holding shares project information with HomeRadar under an announced cooperation, but that relationship does not set HomeRadar’s investment or living scores. Before purchase, check the title and registry record, handover status, building service charges, management agreement and resale terms.

Purchase terms and documents to check

Guru Holding’s published terms mention interest-free instalments of up to 12 months for Status and a 20% initial payment with instalments up to 48 months for Subtropical. Confirm these in a dated written offer; they may not apply to every apartment. For Residence, developer sales are shown as closed, so any resale financing depends on the seller and lender.

Request the exact unit ID, usable area, level, layout, finishing specification, total budget including preparation, legal title, registration documents and management tariffs. For Subtropical, confirm what floor −1 actually means, the contractual handover date and when all promised shared amenities will be available.

Verdict: which Guru Holding project should you shortlist?

For a straightforward purchase today, start with Guru Status. It has specific offers and no new-construction wait. Guru Residence can make sense if the right resale apartment turns up in good condition at a fair price. Guru Subtropical is a different proposition: a future lifestyle property with longer completion risk and a rental model that must be recalculated for any normal above-ground apartment.

A high preliminary yield is not the same as the best choice. The right project depends on whether you need a home now, plan to rent it immediately or are comfortable waiting for a quieter resort-style development.
