Alliance Privilege vs Alliance Palace: Two Ways to Invest in Batumi Property
Both Alliance Group developments are sold out. Compare resale pricing, rental potential, hotel branding, management agreements and everyday comfort.

Alliance Privilege and Alliance Palace are both completed developments by Alliance Group near the Black Sea, and both are sold out by the developer. Buyers now need to evaluate resale units. HomeRadar estimates about 7.4% annual net rental yield for Privilege at a $73,000 model price. Palace has no verified current purchase price for a comparable yield calculation. That missing price matters more than any promotional promise.
These are two different ways to buy in Batumi. Privilege is a central-boulevard address with private apartments and a Marriott hotel component. Palace is an operating aparthotel where buyers can ask for unit-level rent statements and inspect the service obligations already attached to ownership. A hospitality brand does not automatically manage every private apartment.
What are the two investment approaches?
Alliance Privilege: buy the property, then decide how to use and operate it. At 42 Shota Rustaveli Street, the completed 54-floor mixed-use complex includes private residences and hotel floors. HomeRadar describes studios and one- and two-bedroom apartments of roughly 30–60 m², historically marketed with white-frame finishing. A resale unit may already be furnished, so the actual fit-out and its cost must be checked individually.
Alliance Palace: buy an existing apartment in an operating service environment. At 5 Sherif Khimshiashvili Street, Palace offers different apartment sizes, broadly 30–110 m². The official Alliance Palace Hotel website takes guest reservations and explains the aparthotel services. For investors, this makes rental histories potentially testable. It does not prove every privately owned unit participates in the same management arrangement.

What is the purchase price today?
The HomeRadar investment analysis uses $73,000 for Privilege as a model entry reference, not a confirmed unit currently for sale. The project card also retains an archival “from $63,000” indication. Since direct sales are over, neither figure is a dated seller quotation.
For Palace, HomeRadar retains a historic “from $55,000” reference, but again the original inventory is sold out. The only useful comparison is a real resale asking price for a specified apartment, including floor, view, size, finishing, furnishings and management terms. Comparing two old minimum prices could be seriously misleading.
The buyer must also consider preparation, registration and ownership costs. In an existing complex, find out whether the price includes appliances, furniture, any required upgrades, outstanding common-area charges or obligations under service agreements.
What can rental income look like?
HomeRadar models Privilege at $44 per occupied night and 48% annual occupancy, roughly 175 booked nights. The analysis indicates around $7,709 annual gross rent and $5,396 remaining after modeled operating expenses. Relative to the $73,000 reference price, that represents approximately 7.4% a year. It is a scenario, not proof of earnings achieved by a particular owner.
For Palace, HomeRadar uses baseline rental assumptions of $42 per occupied night and 53% occupancy but does not publish a reliable comparable net yield without a verified current purchase price. Treating the old $55,000 project reference as a current resale deal would produce a false sense of precision.
A practical alternative is to ask what annual net cash flow a Palace apartment would need to generate to match Privilege’s 7.4% model yield. At $60,000 it is $4,440; at $80,000 it is $5,920; at $100,000 it is $7,400. These are required income thresholds, not HomeRadar rental forecasts for Palace.

Illustrative required net income at hypothetical purchase prices, not a Palace rent forecast.
For Palace, ask the seller for twelve months of owner statements, seasonal occupancy, management deductions, expenses and personal-use periods. For Privilege, request the same evidence whenever an apartment is already operating as a rental. Verified owner cash flow is much more useful than a headline percentage.
Which address is better for everyday living?
HomeRadar Living scores Alliance Privilege 81/100 and Alliance Palace 79/100. The overall gap is small. Privilege scores higher for mobility (95 versus 75); Palace leads on surrounding infrastructure (76 versus 66). Building assessments stand at 88 and 84. These are structured evaluations, not substitutes for visiting a particular apartment.

HomeRadar model scores, out of 100.
Privilege’s Rustaveli address is convenient for the boulevard, central-city errands and walking rather than driving. It also places the owner closer to busy tourist routes. A desirable address will not prevent seasonal noise.
Palace sits on Khimshiashvili Street, in an active resort corridor. An operating hotel environment is attractive for short visits, but a full-time resident should inspect elevator queues, shared space, guest traffic and building-service arrangements.
Does Marriott branding guarantee management or rental income?
Alliance Group’s official portfolio describes a Marriott hotel component for Privilege and Courtyard by Marriott for Palace. Courtyard Batumi is also listed by Marriott as an operating hotel. Yet a Marriott-branded hotel room and a privately owned apartment in the same development are not identical legal or operating products.
Ask who manages the exact unit, whether independent short stays are allowed, which hotel facilities residents can use, who covers furniture replacement and what happens when a management agreement ends. Neither branding nor proximity to hotel amenities guarantees bookings or a daily rate.
What documents matter when buying a resale apartment?
The official Palace owner information specifically notes a common-area service agreement that binds subsequent buyers as well as original owners. Before purchasing, obtain the actual agreement and calculate its effect on owner cash flow.
For both developments, request the Georgian Public Registry extract, cadastral details, proof of title and encumbrance status, confirmation of any overdue management fees, house rules for short-term letting, the operator contract and verified payout statements. Clarify separately which rights extend to the pool, parking and hotel facilities.
Which one should a buyer choose?
For personal stays and easy access to central Batumi, Privilege has an edge in HomeRadar’s mobility assessment and the central Rustaveli address. It makes sense if the actual resale unit is correctly priced and does not require disproportionate additional work.
For an existing rental business, Palace offers the chance to inspect an operating service environment and request evidence from the seller. But it only wins financially if actual net receipts justify the price and the management contract.
Without a current unit price and owner statements, neither development is demonstrably the better-yielding investment. What matters is not the hotel sign on the building, but the acquisition contract, operating obligations and verifiable money flows.
Frequently asked questions
Can I still buy Alliance Privilege directly from the developer?
HomeRadar lists it as sold out by the developer. Buyers should verify individual resale listings and title documentation.
Is Alliance Palace also sold out?
Yes. Its historic “from $55,000” reference should not be interpreted as a current available apartment.
What is the expected rental yield for Alliance Privilege?
HomeRadar estimates roughly 7.4% annually at a $73,000 model entry price. Actual results depend on occupancy, operating expenses and purchase price.
Why is there no comparable Palace net yield?
A reliable current purchase price is missing. A meaningful return calculation needs a live deal price and actual or credible net rental cash flow.
Are Marriott and Courtyard by Marriott the same offer?
Privilege includes a described Marriott hotel component; Palace hosts operating Courtyard Batumi. Privately owned apartments do not automatically carry hotel-management rights.
Which building is more comfortable for permanent living?
HomeRadar scores Privilege 81 and Palace 79 out of 100. Inspect elevator traffic, noise, service costs and access rights in the exact unit.
Can owners rent a Palace apartment independently?
Official owner guidance acknowledges owners who manage their own units, but the specific service contracts and property rules govern what is allowed.
What should I request before paying a deposit?
An individual title extract, management and common-area service agreements, a statement of unpaid charges, and twelve months of rental records if rental income is part of the decision.
