Batumi new-build apartment prices in October 2026: Gate by Artex and Strada

Published prices for comparable apartments moved in opposite directions at two Batumi developments in October. Here is what the figures establish, and how buyers can use them.

Batumi new-build apartment prices in October 2026: Gate by Artex and Strada

HomeRadar compared the published asking prices of individual apartments at two Batumi developments, Gate by Artex and Strada, using observations taken on 11 and 28 October 2026. Every one of the 290 matched apartments in Gate by Artex had a higher listed price at the second date. In Strada, price cuts were more common than increases. These are observations from two developments, not a price index for Batumi as a whole.

Batumi apartment price changes: Gate by Artex and Strada compared

The comparison follows the same apartments that were available on both dates. Each matched apartment kept the same identity and floor area and had a positive asking price in US dollars. This matters: the cheapest advertised apartment today is not necessarily the same property that was cheapest two weeks earlier.

A median is the middle value of the observed price changes. It is not the average change in price per square metre, the discount a buyer can expect, or the price recorded in a signed purchase agreement.

Gate by Artex: asking prices rose across the matched apartments

At Gate by Artex, 110 Giorgi Antsukhelidze Street, the October comparison covered 290 apartments with matching identity and unchanged floor area. All 290 were listed at higher prices on 28 October than on 11 October. The median increase was 5.71%, with individual percentage increases between 5.33% and 6.15%. In dollar terms, the published increase per apartment ranged from $2,152 to $8,088.

A change shared by so many apartments is worth paying attention to, but it does not explain the developer’s motivation. Revised price lists, payment terms, specifications and other commercial decisions might be relevant; the research did not establish which factor, if any, caused the change. What it establishes is the new asking price of the same apartments.

Availability did not fall in parallel: the count at Gate by Artex edged up from 292 to 295. Two initially available apartments were later marked as sold, while five previously unavailable records returned to available status. The figures therefore do not support a simple claim that the observed price increase was caused by a shrinking selection.

Strada: more price reductions than increases

At Strada, 43 Sherif Khimshiashvili Street, HomeRadar matched 85 apartments across the two dates. Prices decreased for 49, increased for seven and remained unchanged for 29. The median change across all 85 apartments was −1.94%. Among the 56 apartments with a price change, individual movements ranged from approximately −2.19% to +1.55%.

That does not mean every Strada apartment became 1.94% cheaper. Different apartments moved in different directions, and a listed reduction is not a promise of an equivalent contractual discount. Buyers should check the exact apartment, floor, size, layout, finish and payment plan.

The available count at Strada rose from 97 to 108 records. Twelve initially available apartments became temporarily unavailable, while 23 previously unavailable records returned to sale. A further 21 apartments that had previously been reserved or temporarily unavailable were subsequently marked as sold. Those status changes show movement in listings; they do not independently verify purchase contracts or establish why prices changed.

Why price movements alone cannot tell you which development is better

Gate by Artex is in Batumi’s Airport district and is planned as a lower-rise residential complex. Strada is a high-rise mixed-use development in the Khimshiashvili area. Location, building format and purchase conditions differ. A short period of rising or falling asking prices is not a ranking of the developments for living, rental or resale.

Nor is a higher asking price proof that an apartment will sell for that amount. The advertised figure is the seller’s offer, while the final contract may reflect finishing specifications, furniture, parking, payment terms and additional charges. Compare the full purchase proposition rather than one headline price.

How to check an apartment price before buying in Batumi

Compare the same apartment across dates: verify its number or another unambiguous identifier, floor area, floor level, view and included finish. Ask the developer for a dated written quote and its validity period. If the asking price moved, ask whether the specification, instalment schedule or services also changed. This is the practical basis for a purchase decision.

This analysis covers published developer offers observed on 11 and 28 October 2026. It does not cover the entire Batumi market and does not provide independently verified transaction prices. Longer observations and completed-sale evidence would be needed to draw broader conclusions.

Frequently asked questions about Batumi new-build prices

Did every Gate by Artex apartment rise in price in October 2026?

All 290 apartments in HomeRadar’s matched sample had higher published prices. The result does not claim to cover every apartment in the development or all specification options.

Did Strada apartments become 1.94% cheaper?

The −1.94% figure is the median published price change across 85 matched apartments. Prices fell for 49, rose for seven and did not change for 29. The price history of the exact apartment matters more than this single summary statistic.

Do published price changes reveal how many apartments were actually sold?

No. An asking-price change or a sold label in a catalogue does not verify a purchase agreement or the amount paid. This research tracks developer offers, not legally confirmed transactions.
