Azure Tower Batumi: Is the Prime Downtown Location Worth the Price Premium?

Azure Tower studios start at $104,760 ($3,600/m²). Compare downtown alternatives, fit-out, completion timing and the rental income needed to justify the price.

Azure Tower Batumi editorial price analysis, original HomeRadar brand logo, light blue-green gradient and $104,760 entry-price reference.

At Azure Tower, 30 Shota Rustaveli Street, a 29.1 m² studio starts at $104,760, or $3,600 per m². That is roughly twice the price per square metre shown for nearby Midtown and Comfort House. Is Azure overpriced? Not necessarily. You are paying for a prime address, a different finish standard and a mixed-use building. What has not yet been demonstrated is whether the premium will pay for itself through rent.

The buyer’s decision depends on the intended use. Living near the boulevard may justify a higher outlay for a frequent visitor or full-time resident. A rental investor needs something harder: credible net rental income after the building’s services are operational, plus evidence that the apartment could resell at a sensible price.

How much does an Azure Tower apartment cost?

The HomeRadar project page shows available 29.1 m² studios at $104,760 on floors 10 to 12. A separately listed 30.3 m² studio, apartment 1405, is priced at $109,080 on floor 14. These are examples of actual listings, not a price that applies to every apartment, view and floor.

The developer’s official project materials describe studios from around 29 m², one-bedroom configurations starting around 48, 53 or 65 m², and larger residences from approximately 83 m². Ask for the precise floor plan, contractual area, view orientation, finish specification, total price and delivery terms for the particular unit you are considering.

Comparing a 29 m² studio with a 53 m² family apartment can mislead. A lower entry price elsewhere does not automatically buy the same type of property. Per-square-metre cost, total living area and move-in readiness belong in the same conversation.

How does Azure compare with other central Batumi projects?

We selected three HomeRadar alternatives with distinct buyer profiles: Midtown, which offers larger family layouts; the lower-priced Comfort House; and Orbi Continental, another premium project on Shota Rustaveli Street. The locations overlap, but finishing, completion status and services are not identical.

At the published reference prices, Azure costs about twice as much per square metre as Midtown and a little more than twice Comfort House. Yet it is about 10% below Orbi Continental’s $4,000/m² reference. So the premium is not just a charge for being downtown. The two expensive properties compete in the same upper-end Rustaveli corridor.

Midtown starts at roughly 53 m² and is marketed in green-frame condition; HomeRadar lists Azure with a full finish. Comfort House offers black-frame or white-frame units, with 2028 delivery indicated. Those differences make any one-dimensional price ranking less useful than it appears.

What does the Shota Rustaveli 30 address actually buy?

MC Construction positions Azure near Batumi Boulevard, Nuri Lake and the city’s central walking routes. Its official website states that the boulevard is about 50 metres away and notes nearby schools, leisure and business amenities. These are developer descriptions; a buyer should verify the walking routes and local conditions in person.

For personal use, a central address means less reliance on a car and easy access to restaurants and year-round city activity. The trade-offs can be road noise, visitor traffic, parking pressures and elevator waiting times. For someone planning to live there rather than occasionally visit, those issues deserve at least as much attention as a panoramic view.

HomeRadar has not yet published a supported Living Score for Azure Tower. It would be misleading to declare it more comfortable than Midtown or Orbi Continental solely because its purchase price is higher.

Is the building complete — and are all the services running?

The developer’s project timeline indicates facade glazing, elevators and engineering systems completed by late 2025, followed by hotel and casino interior works. Those parts are scheduled for launch in 2027, with the full complex intended to become operational in Q4 2027. This is a company schedule, not independent confirmation that every milestone has been met.

The concept includes residences, a hotel, business space, a pool, spa, fitness facilities, restaurants and a casino. Owners should find out which areas already operate, who runs them, how they are funded and when each phase is contractual rather than promotional. Structural completion is not the same as functioning hospitality services or active rental management.

Can the rental return on Azure Tower be calculated yet?

HomeRadar does not yet publish a verified Azure-specific rental yield. Its investment assessment does not contain confirmed inputs for occupied-night pricing, annual occupancy and net rental earnings. Borrowing a rental estimate from another project would turn an information gap into a false promise.

However, the buyer can calculate useful decision thresholds. On a $104,760 purchase, 6% net income requires about $6,286 per year; 8% requires $8,381; and 10% requires $10,476. These are simple targets based on purchase price, not HomeRadar rental forecasts and not estimates that include financing.

Annual net income needed at different target returns on $104,760. These are buyer hurdles, not a forecast of Azure rentals.

HomeRadar’s assessment of Midtown implies approximately $8,278 in annual net rent against a $95,400 reference budget. It cannot be copied across to Azure: the two buildings differ in apartment size, finishing, timing, intended users and management. Request an operator quotation for your chosen Azure unit, including service charges, short-let rules and evidence from occupied comparables.

What should you check before paying a deposit?

Ask for a Georgian Public Registry extract for the exact unit, its cadastral reference and registered use, the seller’s title, any encumbrances, and documents confirming the applicable building and occupancy status. Make sure the residential, hotel and commercial functions have clearly separated rights and obligations.

Then obtain written details of the finish package, recurring management and service charges, infrastructure-opening sequence and rental rights. Does the owner have to use one operator? Can they let independently? Which shared amenities require an extra payment? Compare the complete purchase-and-preparation budget, but do not assume one universal renovation bill applies to every residence.

Is Azure Tower worth buying?

For personal use, Azure can justify its premium if the Rustaveli location, completed interiors and upper-end services are priorities you will actually use. The final test is the individual apartment: noise, view, building management and operational access to facilities.

For rental investment, the downtown address alone is not enough. Azure needs to substantiate the net income necessary for its entry price, or offer some other benefit the buyer values. Midtown and Comfort House are worth comparing if living space for the budget matters most. Orbi Continental provides a closer premium-positioned alternative on the same street.
