Next Magnolia vs Next Apartments in Batumi: Prices, Rental Income and Living Comfort

Two Next Group projects with similar model budgets but different buyer decisions: Magnolia is under construction, Apartments is completed and sold out. Compare rent, location and living comfort.

HomeRadar editorial comparison of Next Magnolia and Next Apartments, with the original blue-to-green brand logo, modelled total budgets, projected net yields and living scores. No buildings depicted.

Next Magnolia and Next Apartments by Next Group have nearly identical modelled total purchase budgets: $59,470 and $59,000 including preparation. Yet they are fundamentally different transactions. Magnolia is still awaiting completion, while Apartments was delivered and has sold out through the developer. HomeRadar estimates $4,538 versus $5,396 in annual net rental income, respectively. The decision is less about a $470 difference in model budgets than about timing, availability and what a specific apartment actually costs.

Both properties are in southern Batumi, near the New Boulevard area. A buyer choosing between them should focus on when the apartment can be used, how close it is to the sea, whether an actual unit is for sale, and how much it will cost to operate.

* Next Apartments model price and yield are historical references, not current resale quotes.

These are HomeRadar investment-model reference values as of 13 October 2026, not two live quotations. Next Apartments has sold out at developer level; its $41,000 price is a historical reference. Rental estimates refer to a full operating year after the apartment is ready.

What can you actually buy, and for how much?

For Next Magnolia, HomeRadar uses a $41,470 purchase price matching an available 31.9 m² studio recorded in the project catalogue. The October 11 availability snapshot showed 77 residential units available. Actual offers vary by area, floor, view and specification; the exact unit must be reconfirmed before reserving it.

The developer’s official Magnolia page advertises studios from $49,000, as well as one- and two-bedroom layouts. These offers have their own finish and payment conditions, so a model reference should not be mistaken for a universal current sale price. Request a dated, unit-specific quotation and floor plan.

HomeRadar’s reference price for Next Apartments is $41,000, but the official NEXT page marks it 100% sold. That turns the comparison into a resale search: find an owner, inspect the apartment and determine whether the actual asking price, furniture, condition and service fees still make sense. The old entry figure is not evidence of a property currently available for $41,000.

HomeRadar’s comparable total investment budgets, inclusive of apartment preparation and associated allowances, are $59,470 for Magnolia and $59,000 for Apartments. They make the model comparison consistent, but cannot substitute for individual offers.

Which project is stronger for rental income?

HomeRadar assumes $37 per occupied night for Magnolia and $44 for Apartments, both at 48% annual occupancy — roughly 175 booked nights. That produces $6,482 and $7,709 in annual gross rent. After modelled operating costs, the expected remaining amounts are $4,538 and $5,396 per year.

Against the comparable total investment budgets, the model suggests about 7.6% net yield for Magnolia versus 9.1% for Apartments. The $858 annual difference mainly comes from the nightly-rate assumption, not a different occupancy forecast. Neither figure represents verified owner earnings.

HomeRadar scenarios: projected net rent at different occupancy levels, not guaranteed bookings.

Resale pricing can reverse the appeal. If a ready-to-rent unit at Next Apartments costs $70,000 in total including preparation, the same $5,396 net-rent forecast would translate into only about 7.7% annual yield. The 9.1% reference therefore cannot be carried over to every resale listing.

Magnolia cannot generate operating rent until it is delivered, furnished as necessary and brought into service. An already finished apartment at Apartments may begin renting sooner, provided its legal and physical condition and management terms permit it.

Location and the everyday journey to the beach

Next Magnolia is at Airport Highway 96. HomeRadar estimates about nine minutes on foot to the sea. The project proposes a pool, fitness facilities, coworking, café, landscaped courtyard and children’s spaces. These facilities may be appealing when operational, but they should not be counted as existing amenities before opening.

Next Apartments is at 19 David Mamuladze Street. HomeRadar indicates a six-minute walk to the sea, about one minute to a school, and everyday shopping nearby. For year-round living, inspect elevators, winter heating, noise, parking and actual management charges rather than relying solely on proximity to the beach.

Both addresses sit in a part of Batumi where seasonal traffic and occasional aircraft noise are possible. The experience changes with the selected floor, window direction and street exposure.

Which one is better for living full-time?

HomeRadar’s Living analysis scores Next Apartments at 87/100 and Next Magnolia at 84/100. The important distinction today is that Apartments was completed in 2024, so a buyer can inspect functioning shared areas; Magnolia remains a future delivery and its amenities are judged from project information.

HomeRadar Living scores: 87/100 for Next Apartments and 84/100 for Next Magnolia.

Magnolia could suit buyers who value a newly planned environment with pool and coworking facilities. Apartments is more practical for those who want to inspect a ready building, check current service bills and avoid waiting for construction. The model scores provide context, not a substitute for visiting a specific unit.

Completion dates, instalments and resale terms

HomeRadar and the official NEXT Magnolia page point to late 2028 as the expected handover period. Some marketing material refers to a later final completion date. Buyers should therefore obtain a contractually binding unit handover date and a schedule showing when common facilities are expected to open.

Zero-interest instalments are advertised for Magnolia, although the terms vary by offer. HomeRadar lists up to 48 months with a down payment from 20%, while the developer publishes other schedules. The applicable deposit, payment dates and early repayment terms should be written into the specific purchase agreement.

Apartments is completed and sold out by the developer. Old instalment terms shown in archived project information cannot be assumed to apply to an owner-to-owner sale, which will depend on the seller and any lender involved.

Which apartment should you choose?

For rental income in the near term, a ready apartment at Next Apartments is the more logical shortlist — but only if the resale price and unit condition leave an acceptable return. The model’s 9.1% estimate is not transferable to an arbitrary listing.

For staged payments and a newly planned complex, Next Magnolia is the clearer option. Its model total budget is similar, but the buyer accepts a wait before rental income can start. It is a long-horizon purchase rather than an immediate cash-flow substitute.

For moving in now, Apartments benefits from existing facilities and a slightly higher Living score. For future personal use, Magnolia may appeal to buyers prioritising a pool, coworking and landscaped outdoor space. A particular layout, view and monthly service charge can matter more than the three-point difference in the model.

What should be checked before paying a deposit?

For Magnolia, ask for the signed unit plan, final specification, rules for changes in measured floor area, staged payment calendar, building permits, public registry documents and the contractual handover date. For Apartments, obtain a current title and encumbrance extract, check outstanding utility and management fees, inspect the apartment and clarify short-term rental rules and any existing management agreement.
