Apartments at Tekto Franco are offered from $45,360. Under HomeRadar’s model, a unit could generate around $7,512 in annual net rental income, with a projected return of 11.9%. The calculation accounts for the purchase price, an allowance for renovation, seasonal occupancy and the cost of running the property. This is a forecast, not guaranteed profit.

The development may appeal to someone who wants an apartment near the sea for occasional personal stays and rental use later on. Yet construction timing, finishing costs and the reality of seasonal bookings matter more than an eye-catching percentage on a listing page. For immediate move-in or dependable income right now, this is not an obvious choice.

How much does a Tekto Franco apartment cost, and what is the full budget?

On 12 October 2026, HomeRadar showed a residential starting price of $45,360 and an indicative $1,300 per square metre. Its 11 October availability snapshot recorded 388 available residential units. The wider inventory also includes parking and commercial property: $7,000 or $10,000 entries in a general search filter are not apartments.

Tekto Franco includes studios, one-bedroom and two-bedroom apartments. HomeRadar gives a residential size range of around 32–86.9 m². The final price depends on the building, floor, layout and finish. An indicative price per square metre does not mean every apartment is sold at exactly the same rate.

The purchase price is not the full investment budget. In HomeRadar’s investment analysis, the $45,360 apartment price is supplemented by renovation and preparation costs. The model allocates $18,000 to this property. Buyers should also verify taxes, documentation fees and any other costs separately.

That brings the modelled budget for purchasing and preparing the apartment to $63,360. HomeRadar also allows for operating and property-management expenses, which are deducted from forecast rental revenue rather than added to the initial purchase budget.

Buyers will still need to clarify their own documentation, tax, furniture, equipment and financing costs. Actual amounts can differ from the model’s average assumptions.

Even after its additional budget allowances, the project shows a projected net return of 11.9% a year. This is a strong modelled figure and makes Tekto Franco worth examining further as an investment.

How much could the apartment earn from rental use?

HomeRadar’s investment calculation uses an average rate of $70 per occupied night and projected occupancy of 42%, or roughly 153 booked nights a year.

Under those assumptions, annual gross rental revenue would be around $10,731. After the model’s operating deduction of 30% of gross revenue, approximately $7,512 in annual net rent remains.

Against a $63,360 purchase-and-renovation budget, that gives a projected annual return of 11.9%.

For buyers, that is the equivalent of approximately $626 per month after modelled operating expenses. It does not mean the rent arrives in equal monthly instalments: much of Batumi’s short-term rental demand is concentrated in the tourist season.

How much does occupancy change the result? If the average night remains $70 and operating expenses 30%, the outcomes are:

A modest change in booked nights can materially change the result. These cases measure the sensitivity of the calculation; they do not guarantee a particular level of demand.

Renovation quality, sea views, management and competition also matter. Two units within the same development can earn very different amounts.

How comfortable is Tekto Franco for year-round living?

HomeRadar Living gives Tekto Franco 81 out of 100. The building scores 86/100 and mobility 85/100. The latest recorded review is dated 16 September 2026, with 85% data coverage.

This is an evaluation based on documented project characteristics, not a survey of an occupied building. On-site noise readings, actual service-charge bills and resident experiences are not yet confirmed.

The complex is at 8 Memed Kontselidze Street in Makhinjauri, north of central Batumi. HomeRadar estimates around seven minutes on foot to the sea and nineteen minutes by car to Grand Mall.

The location is particularly interesting for buyers who want to be closer to the sea but do not need to live in the city centre. That can be an advantage for full-time living, although daily journeys, shops and essential services should be assessed against the buyer’s own routine.

Anyone commuting to central Batumi every day should test the route in the morning and evening.

Tekto Group describes planned pools, spa and fitness facilities, cafes, shops, children’s areas and property management. These features could serve both holidaymakers and residents. But planned services are not the same as operating ones. HomeRadar considers project characteristics and positioning when estimating rental rates, to the extent supported by its available data.

Before buying, ask which amenities will operate at handover, how much maintenance will cost, whether heating is provided, which services run in winter and whether construction will continue in adjacent buildings.

Construction progress, handover timing and the developer

Tekto Group’s official website states that the project contains 1,279 apartments and includes construction photographs dated 1 September 2026.

HomeRadar describes the complex as under construction, with 2027 as a general delivery indication. Public information for individual buildings has referenced dates across 2026–2027.

Buyers should remember that completion of the entire complex and handover of a particular apartment may occur at different times. The specific building deadline written into the contract matters more than the headline schedule.

The developer’s website displays a 37% sold indicator. It cannot be compared directly with HomeRadar’s available-unit count because the systems cover different categories and statuses. A sales percentage is not proof of construction progress either.

HomeRadar’s developer profile notes that verified public information is not yet sufficient to confidently assess the company’s delivery history.

Beyond price and rental potential, buyers should examine construction documentation, Tekto Group’s completed projects and the contract provisions governing late handover.

Tekto Rakurs comes from the same developer and is an alternative for buyers who care most about being right by Chakvi Beach. Its projected rental yield and living score are slightly lower, although an individual apartment could be more attractive because of its position, floor or layout.

Next Collection has a substantially higher entry budget, but it also scores better in the Living model. It is an alternative for a buyer willing to spend more on residential characteristics.

Mardi Residence offers a lower forecast yield and living score in these calculations, though its developer profile is stronger in the investment master.

Against these alternatives, Tekto Franco looks interesting for its combination of purchase price, forecast rental income and living comfort. The final comparison still needs to be made at apartment level, taking account of readiness, floor area, finishing and contractual terms.

Is Tekto Franco worth buying?

Tekto Franco is worth adding to a shortlist if the aim is an apartment near the sea for personal stays, with rental use after construction is completed.

A $45,360 entry price, projected net yield of 11.9% and Living Score of 81/100 make it a fairly attractive candidate for a mixed personal-use and rental-income strategy.

One advantage of the HomeRadar model is that it looks beyond the advertised apartment price to include allowances for renovation and estimated operating expenses.

The main limitations are the construction stage, the eventual quality of management and the possibility that seasonal occupancy may differ from the forecast.

The project does not suit someone who needs rental payments today: it is still under construction. Buyers for whom fixed move-in dates, freedom from nearby building works or predictable service charges are essential should also look at completed homes.

Before paying a deposit, request a full unit-specific price, the finishing specification and cost of making the apartment rentable, the instalment schedule, building-specific handover date, remedies for delay, registry documents and service tariffs.

HomeRadar mentions developer instalments of up to 50 months with a down payment from 20%, but current availability and full conditions must be confirmed in an individual contract.
